A single-family home with five bedrooms, five full baths and one half-bath, located at 1103 Gulf Way, St. Pete Beach, sold Oct. 23 for $8 million – $500,000 below the asking price. The two-story, 4,950 heated square-foot property was built in 1935 and is situated on a double 0.18-acre lot with 84 feet of waterfrontage.
The entry foyer, family room, three bedrooms, a home theater and a game room are located on the main level. Upstairs is an open living and dining room with a gas fireplace, a kitchen with stone countertops and solid wood cabinets, laundry facilities and a large primary bedroom with a sitting area and an ensuite bath. Outdoors is an attached 649 square-foot two car garage, a heated saltwater pool, spa, kitchen, fireplace, grill and expansive views of the Gulf of Mexico.
Highlights include wood and travertine flooring; fully integrated technology that allows control of electronic shades, separate sound zones and security; and an extensive addition and whole-house renovation done in 2015.
The seller, represented by Melinda Pletcher with Smith & Associates Real Estate, purchased the home in 2005 for $1.135 million. The buyer’s agent was Donna Miller with Coldwell Banker Realty.
In a prepared statement, Pletcher expressed optimism about the sale following two back-to-back hurricanes. “Home sales like this demonstrate that Florida’s beaches will always offer an enduring beauty and continue to attract new residents. While we have rebuilding to do in our beloved beach community, we also have an incredible resilience and a collective passion to revitalize what we cherish so much.”

Waterfront Clearwater Beach home lists
Totally furnished and move-in ready, a 2-story, 5-bedroom, 4.5 bath home located at 295 Bayside Dr., Clearwater Beach has listed with a sales price of $5.595 million. The 6,712 gross square-foot residence was built in 1985 and offers 180-degree views of the Intracoastal Waterway.
The 2,577 heated square-foot main level includes a family room with a fireplace; a combined living room and formal dining room; a bedroom with an ensuite bath; and a kitchen with custom cabinets, new high-end appliances, a breakfast bar and a center island. The seller, represented by Kathie C. Lea with EXP Realty, LLC, purchased the property in 2023 for $4.46 million.

Clearwater’s Pinellas Crossroads for sale
Pinellas Crossroads, a 12,274 heated square-foot shopping center located at 2683 Roosevelt Blvd., Clearwater, has listed for sale with an asking price of $5.775 million. The one-structure property was built in 2005 and sits on a 2.6-acre parcel of land.
The retail strip mall is 100 percent occupied with seven tenants, including Moe’s Southwest Grill, Wellness Matters Hydration, Jersey Mike’s Subs, DB Vape, Concept Nails & Spa, Tropical Smoothie Café and Trulieve. All of the NNN leases incorporate annual rent increases in current and future option periods and are set to expire between 2025 and 2034.
Pinellas Crossroads is situated in a high traffic area surrounded by national retailers, including Publix, Walmart, Petco and Burlington Coat Factory.
The seller, represented by Evan Cannan and Reid Thedford with Marcus & Millichap, purchased the property in 2016 for $3.6 million.

Oak Park Villas sell
Oak Park Villas, a 44-unit townhome community with a business address at 4701 31st Street S., St. Petersburg, sold Oct. 23 for $8.15 million. The complex, which is a combination of two-bedroom townhomes and flats, is situated on two parcels of land equaling 4.75 acres.
The units are spread across 48,120 square feet of heated space in seven buildings completed between 1984 and 1987. Approximately $1 million was recently spent for interior and exterior renovations, including fresh exterior paint, repaved parking lots, upgraded pool facilities, enhanced landscaping and improved signage.
All of the units include a private garage and are conveniently located to retail grocers and other establishments.
The seller, Southeast Property Group, with offices in Fort Lauderdale, Florida, purchased the property under the registered name Pinellas 44 LLC in 2022 for $7.15 million. The purchaser is group of investors under the registered name Oak Park Apts., LLC. The listing was provided by Franklin Street Commercial Real Estate.

Closed SPCA property sells
The Society for the Prevention of Cruelty to Animals (SPCA) Tampa Bay closed on the sale of a former facility at 3250 5th Avenue N., St. Petersburg Oct. 17 for $4.05 million.
The SPCA ceased operations at this location Aug. 23.
The two-story, 11,832 square-foot property was built in 1967 and is situated on a 0.79-acre parcel of land. The SPCA had purchased the property in 2015 for $936,000 and opened its veterinary hospital in 2016. Renovations and improvements valued at over $2 million were made between 2016 and 2023.
The purchaser is Epic Specialty & Emergency Pet Care, which registered as a Florida Limited Liability Company under the name St. Pete Pets LLC last August. According to their LinkedIn page, the company plans to open in January 2025.

Historic Uptown neighborhood multi-family lists
A three-building, eight-unit multi-family rental property, situated across two parcels of land in the Historic Uptown neighborhood of St. Petersburg, has listed for $1.9 million. All three structures were constructed in 1910.
727 Dartmoor Street N. is a two-building property situated on 0.15 acres of land. Each structure has two stories and a combined 1,721 square feet of living space—one with three units; the other with two.
434 8th Avenue N. is a one-building, one-story structure on a 0.07-acre parcel. The 1,469 square-foot property provides three living units.
Interior features include tile and carpet flooring, solid wood cabinets, vaulted ceilings and large walk-in closets. Off-street parking and a separate laundry room are also included.
The seller, Blue Bungalow Inc., purchased the two properties in 2015 for $468,000. The listing is provided by Drew Glaser with Smith & Associates Real Estate.
